No, you must schedule an appointment to view a property first. Otherwise, due to security concerns, your application will be denied and the application fee will be returned. We understand that you may not have time to view the property. In this case, you could arrange for a friend or family member to view the property on your behalf or ask us about virtual tours and Agent previews.

Yes, you must have a signed lease. The majority of our properties come with a 12-month lease. It states the responsibilities of both the Landlord and Tenant throughout the lease term.

We collect one month’s rent as a Security deposit. You will need to pay the security deposit, First Month and Last Month rent before moving in. In some cases, we offer performance bonds in lieu of security deposits for qualified applicants. Ask your Agent for details.

Your rent is due on the first day of every month. We offer a variety of payment options however our policy is for all tenants to make payments using our resident phone app online tenant portal.

Please note that cash payments aren't accepted due to security reasons.

Rent increases typically occur after the initial lease term and are determined based on the market rent in the area and demand for the apartment unit.

Our late charge policy complies with Fair Housing Laws. That means we have to treat all tenants equally.

Immediately call our office to discuss your situation. Failing to notify us of the delay could lead to the commencement of eviction proceedings.

Yes, but every roommate needs to get approval. You can do this using a rental application form. After filling out the form, pay the application fee, and wait for the screening results. Skipping any of these steps violates the lease and could lead to termination.

Emergencies threaten human lives and/or cause property damage. For example, a burst pipe flooding the home and a broken heater during the cold season are definitely emergencies.

The pet policy depends on the terms in each specific lease agreement. When you already have a pet and you want to add an extra one, please call our office first. We will process every request separately depending on the lease terms.

Changing your locks without permission would be a violation of your lease Agreement. However, in some circumstances, it’s possible to have the lock changed or install new locks. In this case, you would submit the request to our office and pay for all costs associated with the change. The work must be performed by one of our approved contractors.

Management staff may enter your home if there is an emergency or authorization from you. If there's a need to enter the property, we'll notify you beforehand unless there is an emergency that prevents us from doing so. Some of the reasons that might require us to enter your unit are:

• An emergency requiring an immediate response
• Insurance or appraiser Inspections
• Real Estate Viewing at the end of your lease

Despite some of these issues, our policy is that it is preferable for you to be home during routine repairs and maintenance.

Yes, all the tenants need to have renters insurance before moving in. You have to show a renters insurance confirmation before getting the keys.
